GAS FURNACE MAINTENANCE AND SAFETY INSPECTION
1. Clean, light and inspect pilot assembly. 2. Check burner assembly to ensure it is burning
correctly. 3. Check to
ensure flue vent is clean and free of obstructions. 4. Check "Safetys" such as switches, relays for proper operation. 5. Check gas valve and gas connections for potential leaks. 6. Check gas piping at furnace for proper installation.

HEATING SYSTEM - AC MAINTENANCE TEN POINT
CHECK:

1. AMP DRAWS ON COMPRESSOR 2. AMP DRAWS ON INDOOR MOTOR 3. AMP DRAWS ON OUTDOOR MOTOR
There are many reasons why your unit might draw more power than it's designed to, such as dirty coils and low Freon levels.
Excessive amp draw can cause the unit to overheat and significantly shorten the lifespan of your air conditioning
system. 4. CHECK RUN CAPACITORS 5. CHECK CONTACTORS These are part of the electrical system of your air conditioning unit. If these
contactors are worn, and not making contact, your air conditioning unit will either not cool, or it will run continuously
without shutting off.

6. CHECK TEMPERATURE SPLIT At the return air duct and at select
registers to be sure the unit is working efficiently. 7. CHECK INDOOR COIL 8. CHECK OUTDOOR COIL 9.
CHECK AIRFLOW AND FILTERS Dirty
coils and filters can cause higher amp draws on the compressor and on the motors and can impeded airflow and decrease
cooling ability. 10. CHECK FREON LEVEL If the Freon level is low your system probably
has a leak and will not cool your home efficiently.

split system or a package unit, you have a system that is working year round: generating cold air in the summer and heat in
the cooler months.
Your
air conditioning and heating system has many mechanical and electrical components that need regular maintenance to continue
to function efficiently over the life of the unit. The air handler, where the indoor coil and blower motor are housed,
can get dirty over time and need professional cleaning. Your heat pump condensor, located outside your home,
not only may build up with dirt and debris, but many homeowners make the mistake of planting bushes or installing fencing
too close to the unit. Plants, fencing, furniture or anything placed too near your unit can block the airflow, or a dirty
condensor coil can also cause inadequate airflow. Either may cause your compressor to overheat. In addition, if
the fan motor, also located in the outdoor condensor, goes out, without the cooling element the fan motor provides
your compressor can burn out quickly.
Other components within your system may also need attention. A bad solenoid or reversing
valve will prevent your air conditioning system from making the change from heating to cooling, just when you need it most.
Professional maintenance
on your system will help you avoid costly repairs and can help extend the life of your air conditioning system. Your
HEAT PUMP system should be checked twice a year to make sure it's working at maximum efficiency.
