Your Heater or Furnace,
split system or package unit,
is working throughout the year, heating your home in winter and cooling your home in summer. There are many
mechanical and electrical components in your HVAC System that should be regularly cleaned
and maintained. Like your automobile, which needs to have regular oil changes and tune ups to run properly, your Furnace needs to be serviced regularly so it will function efficiently and
so that it will last its full intended lifespan. Regular cleaning and maintenance of your Home
Heating System can help you avoid expensive repairs. How often your Furnace
or HEATER needs to be cleaned can depend on how frequently the filters are changed, but your Gas
or Electric Furnace should be serviced and cleaned at least once a year, at the beginning of the cold season.
Here are some tips for cleaning your furnace. Feel free to call us if you have questions. One of our experienced

HEATING and AC Service Agreements which include two seasonal check-ups on your HEATER-AC
System, as well as one Plumbing System check-up during the term of the Agreement.
CLEANING YOUR FURNACE IS AN IMPORTANT PART OF A REGULAR MAINTENANCE
PROGRAM.
It's important to clean, or
have your furnace cleaned on a regular basis. (Note: Before you begin any cleaning or maintenance, be sure your
furnace's power (gas or electric) is disconnected or turned off.)
To clean your Furnace or Heating System, using
a vacuum cleaner and a long hose attachment, vacuum out the base of the furnace and the gas burners. Be sure to
clean all the crevices of any loose dust or debris.
Check
the filter in your furnace. It most likely will need to be replaced as part of this seasonal maintenance. In fact,
you'll want to replace your furnace filter at least once a month. Write the date you change the filter on the filter
frame as a reminder to yourself of when it was last replaced.
Just like the fanbelts in
your car, the fanbelts in your furnace can become worn and may loosen. You'll need to check the furnace fanbelt that
drives the blower. Inspect the belt for cracking, glazing or signes of fraying. If you see any of these, replace
the belt. Also check the belt's tension by pushing down on the center of the belt. It should feel taut and should
not deflect more than 1/2" to 3/4". If the belt is loose, tighten it by loosening the attachment bracket.
Then, move the motor assembly until the belt tightens, hold the motor assembly in place while maintaining tension on the belt,
and re-tighten the attachment bracket. If you have an older furnace, or if your furnace's motor doesn't have permanently
sealed bearings, you'll need to oil the bearings. Locate the bearing caps (they may be on the bearing shaft).
Put a few drops of lightweight household oil in the oil spout below the caps. Don't overoil.

GARBAGE DISPOSAL MAINTENANCE:
DID YOU KNOW... there are some things you can do (and some things you should NOT DO) to help prevent costly and inconvenient
repairs to your garbage disposal?
DO...
Use the disposal regularly to keep it from rusting and corroding, and to help avoid clogs. Let
the water run at least 15 seconds after turning off the motor to flush away trapped food particles.
Run water full force down the drain when using the disposal, and be sure to use hot water when putting grease or oil
down the drain. Clean the garbage disposer regularly. Put one and a half cups of baking
soda down your kitchen sink drain, followed by a cup of white
vinegar. Allow to sit for a few minutes, then flush with water.
Or, mix a tablespoon of bleach with a gallon of water and pour the solution dow the drain. Flush with cold water. Put ice cubes through the disposal periocailly to clean the blades. Use citrus fruit rinds
to freshen your disposer and drain. DON'T... Put biodegradable food or non-food particles (plastic,
metal, paper) down the diaposal. They can damage the blades. Put grease, oils and
fats down the garbage disposal if it can be avoided. Grease build up can clog the grinding action of the
disposal and can form stubborn clogs in the drain pipes. Put fibrous material including
corn husks, celery stalks, onion skins, and artichokes in the disposal. They can wrap on blades,
which will jam and may burn out motor. Put potato peels down the disposal if it can be
avoided. They release starch which can turn into a thick paste and interfere
with the proper functioning of the blades. Put commercial drain cleaners in
your kitchen sink drain. They are corrosive to the blades and pipes.
