Do you know??  Your home's PLUMBING SYSTEM should be professionally inspected on a regular basis to help detect problems such as small leaks, which might cause mold and flooding, and which MIGHT NOT BE COVERED by your homeowner's insurance. 

PLUMBING REPAIR VS MAINTENANCE

 Most homeowners know that they should have regular maintenance on their air conditioning and heating system to keep the system is clean and in good working order, and to keep it operating at properly.  They know this small investment can bring a large return in dollars saved over the life of the air conditioner.

 Well, as surprising as it may sound, that same philosophy applies to your home's plumbing system.  Small leaks in your water system, if they go undetected, can lead to mold or rotting of wood framing at the site of the leak.  These leaks can, over time, become large enough or continue long enough to cause major damage to your home.  Damage that most likely won't be covered by your homeowners's insurance, as most policies only cover damage from sudden causes and/or accidents, but don't cover damages that occur over time due to wear and tear and lack of proper maintenance.   And, even minor leaks waste water.  Has your water bill gone up for no good reason?  Are you having water pressure problems at one or more fixtures?  You may have a leak.

Another maintenance item is water flex/hoses to toilets, sinks, appliances, etc.  These hoses should be inspected periodically for wear.  Worn hoses should be replaced before they burst and your home is flooded.  Likewise, angle stops should be inspected.  Angle stops can freeze up over time.  If you have a leak at a fixture or appliance, you need to know you can turn off the angle stop to that fixture or appliance and prevent a major flood.  The home's main shut-off should also be inspected to be sure it's working when you need it. 

And, don't forget to have the water pressure to your home checked periodically.  Water pressure is not a static figure.  Municipalities that supply residential water may make changes to their systems, as when more residences are supplied with water from existing piping systems, for instance.  Or, the water supply pipes themselves may deteriorate or undergo changes over time, from corrosion or build-up, changing the pressure of the water being supplied by the pipe.  In addition, your water pressure can fluctuate at various times depending on water demand at different times of the day or night. All of these changes can affect the pressure of the water coming into your home.  When that happens, any weakness in your plumbing system, from worn hoses or minor leaks, may then become a major flood.  Installing a pressure regulating valve can help prevent changes in water pressure and help prevent plumbing problems in your home.   Once installed, the pressure regulating valve should be included in your regular plumbing inspection to make sure it continues to work properly. 

The cost of small preventative measures such as these is usually less than the deductible on most homeowner's policies, and definitely a worthwhile investment.
