CHECK YOUR WATER HEATER ANODE
ROD AT LEAST YEARLY. The anode rod in your water heater is designed to attract corrosion causing elements in the water to the rod, and
away from the steel tank of the water heater. If this rod is reduced as a result of corrosion to the point where it
is no longer functional, your water heater tank can develop leaks. Hard water, like the water we have in Scottsdale,
AZ, can corrode the anode rod very quickly. Be sure to have this rod checked periodically, preferably on a yearly basis,
and replaced when it has been reduced to 1/4 or less of its original size. This will help extend the life of your water
heater, and help avoid water damage from a leaking water heater.
KNOW YOUR HOME'S PLUMBING
SYSTEM, AND HOW TO SHUT OFF THE WATER IN CASE OF EMERGENCY It's a good idea for homeowners to familiarize themselves with the location and function
of the shut-off valves to their home's plumbing system. In case of an emergency - a pipe bursts, a water heater begins
leaking - or when needed for minor repairs, you'll need to be able to shut the water off either to a fixture in your home,
or to the entire water plumbing system. There should be a shut-off valve for each plumbing fixture: sinks, faucets, toilets, etc. You
also need to locate the main shut-off valve where the water plumbing system enters the home. Then, be sure each valve
is in good working order. These valves, as they age, lose functionality and can freeze either in the open position - not
allowing you to shut off the water should an emergency arise - or they may freeze in the closed position - meaning
you won't be able to turn the water back on to that fixture, or to the entire house. Checking these valves periodically,
and making sure they work properly, is just good homeowner maintenance.
Plumbing
pipes can freeze even in Scottsdale! Every year, even here in Scottsdale, AZ where winters are mild, we get calls regarding plumbing problems due
to frozen pipes. Often, the problems occur in homes that are unoccupied, either vacant or a home whose occupants
are away for a period of time. Scottsdale may not get below freezing temperatures very often, but they do occur. If
your pipes are not insulated, they can freeze. Running a steady drip of hot and cold water from your faucets may
help keep the pipes from freezing, but even with a small flow of water pipes may freeze. And even insulated pipes
can freeze when there is no water movement to keep the pipes warm. Err on the side of caution to avoid water damage
to your home. Insulate your pipes. When temperatures are at or below freezing, keep a small but steady
drop of hot and cold water flowing from your faucets. And, don't turn the thermostat on your home's heating system
too low if you're going to be away during the winter season.
SCOTTSDALE AZ has hard water (water with a high mineral content), and hard water can
be hard on plumbing - a leading cause of plumbing repair, in fact. Minor leaks in your home's plumbing system may be undetected for a long time. And, over time,
these small plumbing leaks can turn into big problems - like mold growth, damage to cabinets, or even sudden major leaks.
Periodically having your plumbing system inspected can help to detect minor plumbing leaks before they become major problems. There may be a potential problem even when no plumbing leaks are detected.
For instance, water from pinhole leaks can evaporate before a drip even forms and may not be detectible, but a leak can
eventually develop. If you see signs of corrosion, rust, mineral deposits around fittings, valves, fixtures
and along pipes there may be a pinhole leak just waiting to develop into a true plumbing leak. Don't let that happen!

FURNACE-HEATING
SYSTEM HELPFUL TIPSHOME HVAC maintenance
and repair: With regular maintenance of your furnace -
heating system, you may avoid costly repair. And, you may extend the useful life of your Air Conditioner
and Heating System. Whether you have a gas furnace, a split system, a package system - any type of air conditioning
and heating system, when properly maintained, should last 12 years or more. But, just like a car, which requires
regular oil changes and periodic replacement of spark plugs, etc., your heating and air conditioning system requires
regular cleaning and servicing to keep it working efficiently, and to help insure it will last the full intended
life of the unit. Here are a few tips you can use to help you maintain your system and minimize costly repair:
#1. Check the filtersin your heating and air conditioning
system monthly. Write the date you put a new filter in the unit on the
frame of the filter so you'll know exactly when it's time to change it. Clean filters contribute to the efficiency
of your system, which can conserve energy and save you $$$.
Clean filters can also help keep the air in your home cleaner and may provide some relief to those suffering severe allergies.
#2. Digital thermostats use batteries which should to be changed at least once a year. Mark your calendar to help
you remember to change the batteries in your thermostats, along with those in
your smoke detectors, every year. #3. Outdoor coil: Many heating split system units sit on the ground. Be sure to keep the area around your heating
unit free of debris and vegetation and don't put plants near it or install a fence near enough to block air flow. Your
heating and air conditioner coil needs to be able to "breathe"
to work properly.
#4. New Furnace-AC units: If your Furnace-Air Conditioner is more than ten years old, consider having it replaced with a
newer, more efficient unit. You could save 10-30% of your energy costs! Not only are newer air conditioning and heating systems more
efficient, they are also environmentally friendly ("green") which
is becoming more and more important. But, before you purchase a new air conditioning
and heating system for your home, you may want more information about BTUs and SEER ratings. #5.
Refrigerant-freon: If your air conditioning and heating system is
not heating your home properly, it may be because it does not contain the correct amount of refrigerant
(Freon). You will need to call a professional to check and, if necessary, recharge your system's refrigerant lines. This is not
something a homeowner should attempt to do on their own.
#6. Freon for older HEAT-AC systems: Homeowners with older air conditioning and heating systems also need to be aware that the
R22 Freon used in these older systems is being phased out. By the
end of 2009, all new units will use R410A Freon. R22 Freon will continue
to be available for a time, but the cost will rise significantly. If you've been considering replacing your older air
conditioner/heater with a more efficient unit, one that will cool or heat your home better
and save you energy dollars, now may be the time. #7. Central Heating and Air
Conditioning systems consist
of two separate components: the evaporator and the condensor. Both components are sealed. In addition,
air conditioners are complex, and specialized training is required to properly repair your system. Other than minimal
maintenance as indicated above, a homeowner's best decision to help keep their system working well and to maximize
the life of their a/c and heating system is to have the
system serviced and cleaned at least twice a year by
a professional, and to have the professional make any needed repairs. #8. Fanbelts and bearings in your furnace may need attention: The fanbelts in your furnace,
just like the fanbelts in your car, can wear and become loose. Check the fanbelt on your furnace that drives the blower.
Inspect the belt for glazing, cracking or fraying. If any of those signs are evident, replace the belt. Also check the belt
tension. By pushing down in the center of the belt, it should feel taut and only deflect about 1/2" - 3/4". If it
deflects more than that, tighten the belt by loosening the attachment bracket. Then, move the motor assembly so the belt tightens
and hold the motor assembly in place while maintaining tension on the belt. Tighten the attachment bracket.
If your
furnace is older or if it has a motor without permanently sealed bearings, the bearings will need to be oiled. Find the oiling
caps. They may also be on the bearing shaft. Drop a few drops of lightweight household oil in the oil spout below the caps.
Don't over oil.
#8. Help keep cooling related energy costs down. Use the exhaust fans in your kitchen, bathrooms and laundry room when you're using appliances,
or when the rooms are in use. Using fans to remove moisture-laden air from these rooms will cut down on the cooling
required by your air conditioner.

BE SURE YOU ARE PURCHASING THE BEST AIR CONDITIONING and HEATING SYSTEM FOR
YOUR HOME Before purchasing a new air
conditioning and heating system for your home, talk to one of our expert technicians about the the BTU and SEER
ratings your new Heater/Air Conditioner should have.
The BTU (British Thermal Unit) rating of an AC/Heating
unit indicates its capacity. Standard capacity can range from 18,000 units to 60,000 units. While there are general
rules guiding sizing of residential air conditioning and heating systems, based on the size of the home, the capacity required
to heat or cool your home adequately will also depend on factors such as the layout of the rooms, thickness of outer
walls, number and size of windows and how your home is insulation.
The
SEER rating of the unit influences its efficiency - in other words, how much energy will be needed to operate your air
conditioner/heater. A more efficient unit (higher SEER rating) will have lower energy consumption and, therefore,
cost less to operate. But capacity, efficiency and energy costs all have to be weighed against the purchase cost
of the unit. A higher capacity and/or higher SEER unit will cost more initially. Depending on how long you plan
to remain in your home, you may find the initial cost well worth the investment. And, be sure to look into the possibility
of energy provider rebates and/or tax incentives when making your decision.
Finally, ask your technician about the new refrigerant: R410A. With more and
more consumers looking to "Go Green", and stricter standards being enforced by the EPA, air conditioning and heating
system manufacturers are replacing the standard R22 refrigerant which has been used for many years, with the more eco-friendly
R410A. In fact, beginning in 2010, R22 refrigerant will no longer be available. If you have an older unit you
may want to consider upgrading before you find your system can no longer be serviced.

REPAIR VS MAINTENANCE of your PLUMBING system. Just as regular maintenance on your air conditioning
and heating system can help keep the system clean and working properly, with optimal effectiveness
and efficiency, and can save energy costs over the life of your air conditioning and heating system, regular
maintenance to your home's plumbing system can help save money and avoid many plumbing problems. For instance, small leaks in your plumbing system, if they go undetected, can lead to mold or rotting of wood
framing at the site of the leak. These leaks can, over time, become large enough or continue long enough to cause major
damage to your home. Damage that may not be covered by your homeowners's insurance, as most policies only cover damage
from sudden causes and/or accidents, not damages which occur over time due to wear and tear and lack of proper maintenance.
And, even minor leaks can also waste water. Has your water bill gone up for no good reason? Are you having
water pressure problems at one or more fixtures? You may have a leak. Another maintenance item is water flex/hoses to toilets,
sinks, appliances, etc. These hoses should be inspected periodically for wear. Worn hoses should be replaced before
they burst and your home is flooded. Likewise, angle stops should be inspected for functionality. Angle stops
can freeze up over time. If you have a leak at a fixture or appliance, you need to know you can turn off the angle stop
to that fixture or appliance and prevent a major flood. The home's main shut-off should also be inspected to be sure
it's working when you need it. And, don't forget to have the water pressure to your home checked periodically. Water pressure
is not a static figure. Municipalities that supply residential water may make changes to their systems, as when
more residences are supplied with water from existing piping systems, for instance. The water supply
pipes themselves may deteriorate or undergo changes over time, from corrosion or build-up, changing the pressure
of the water being supplied by the pipe. In addition, your water pressure can fluctuate at various times depending
on water demand at different times of the day or night. All of these changes can affect the pressure of the water
coming into your home. When that happens, any weakness in your plumbing system, from worn hoses or minor leaks, may
then become a major flood. Installing a pressure regulating valve can help prevent changes in water pressure and help
prevent plumbing problems in your home. Once installed, the pressure regulating valve should be included in your
regular plumbing inspection to make sure it continues to work properly. The cost of small preventative measures such as these is
